Monthly Invoice Details:
Invoices Generated:
Invoices are generated around the 8th of each month and mailed on the 10th.
Due Dates:
Invoices are due on the 1st of the month.
Usage Covered in Billing:
Each invoice is from the previous months water usage. For example: If the billing is on October 8th - the usage will be from Sept 1st - 30th.
New Move-Ins:
If you move in during the month - your trash charge will be prorated based on the date of move-in. In addition, your water usage is based on your ownership date or lease start date. There is a one-time charge for new move-ins in order to create the new account and start the water meter for exact start date.
Move-Outs:
Finals invoices are created as of your sale date or lease end date. Final invoices for tenants are usually sent to the Property Manager for payment out of your deposit. But are sometimes sent to owners for payment. Final invoices are the ultimate responsibility of the Owner
Invoice Details:
Your invoice will consist of the following charges:
Water Usage (usage plus base fee)
Sewer Usage (based on water usage plus base fee)
Trash Service (Flat rate per month)
Billing Admin Fee (Flat rate per month)
Set-up Fee (one-time fee)
If your unit doesn’t have any usage, your monthly invoice will be around $29/month.
High Water Usage:
Please pay attention to flappers in the toilets that start leaking water, as we have seen water bills for over $300 when this occurs.
Renters:
All invoices are mailed with the owner’s name and C/O “Tenant” name. Please pay special attention. In addition, please ensure that your mailbox is emptied on a regular basis or your mail could be returned to sender. Consider registering for your free account to ensure you are notified timely of monthly invoices.
Payment Options:
Payments can be paid by the following methods:
(1) Dropped off in the Tuscano Office/after hours drop box
(2) Mailed to: 12191 W. Linebaugh Ave, #398, Tampa, FL 33626
(3) Paid online at www.custombillings.com. PLEASE NOTE: Processing Charges will be applied to any payments thru the online website.
Late Fees:
Tuscano does charge a late fee for invoices NOT RECEIVED by 3 days after the due date.
Free Account Registration:
You can register once your first billing has occurred. The website will allow you to view your invoices, sign-up for electronic payments, auto-pay and paperless statements.
